This was the agents comments for this home I helped my buyer get.  The listing agent was right, it did not last long, but here is how we got my client the home when we were up agains multiple offers.

• We wrote a clean offer, with no inspections, and basically did not ask for any extras, and let the selllers control everything up front
• The buyer had his financing already in place
• We got an accepted offer that evening, NO MULTIPLE COUNTER OFFERS !!
• Once we got into escrow I had my buyer perform the inspections, and when we found problems we negotiated them into the sale at that point, and we got everything we wanted
